To Upgrade or Not To Upgrade?

On a regular basis,  I speak with homeowners who say that they want to update (insert random home project here) before putting their home on the market.  I can appreciate their desire to present the home in a way that is appealing to buyers but……….I hope you’re not planning on getting that money back out of your home on the sale.  Yes,  there was a time when putting 10k into your kitchen automatically upped the value of your home.  That time was 1998!  Not 2013.  LOL!

If you are considering doing a project it will more than likely help you sell the home faster, but don’t count on seeing that money back.  Right now home values are strongly based on the comparables in the area.  If you live in a subdivision for instance, it doesn’t matter how many upgrades you have, you are going to be in the same ballpark as the rest of the homes in your sub.  Sure you may get a little bit more but nearly as much as people anticipate.

There are certain projects that you may want to leave alone.  A great example is a kitchen remodel or a gutting your bathroom.  Every case is different, but for the most part these are some projects that you may want to pass on right now.  There are not enough homes on the market right now so the fact that the bathroom needs to be updated is a pretty easy hurdle to get over.  A few projects that never hurt are things like paint and carpet.  Fresh paint and carpet go a long way and usually are affordable. Cleanliness also goes miles and miles when people have been looking at dirty old bank owned homes.  If you’re considering selling but want to update the home, drop me a line and lets talk about.  I may be able to save you some money!
